Start of Tenancy Compliance Inspections (including Healthy Homes Standards): Caretaker Services (Mark Warner) will arrange a date and time of inspection (to include roof, ceiling & underfloor/basement access if applicable) with the property owner/landlord prior to tenant occupation. Required time: up to 120 minutes, 150 point checklist report.

Routine Rental Inspections: Caretaker Services (Mark Warner) will arrange a suitable date and time of inspection with the registered tenant (subject to a minimum 14 day prior notice of inspection notification being issued to the tenant).
On receipt of the inspection request, the tenant may choose a suitable date and time for the inspection to take place, taking into consideration that the permitted time frame for the inspection to take place must be within 14 to 21 days of receipt of the inspection request. Once an inspection date is confirmed by the tenant, a text reminder will be sent by Caretaker Services (Mark Warner) to the tenant 24-hours prior to the agreed inspection date. Should the tenant not be present at the property on the agreed date and time of the inspection, Caretaker Services (Mark Warner) may access/enter the property for the purpose of undertaking the inspection. Should the tenant need to reschedule an inspection date due to illness, or other unforeseen circumstance/s, a new inspection date and time (to take place within 14 days) must be confirmed by the tenant. Required time: up to 60 minutes, 100 point checklist report (depending on the property/section size and building/s construction type). All inspections are subject to Covid-19 Alert Level Restrictions and requirements. 

Additional Follow Up Inspections and/or Work Maintenance: If instructed by the property owner/landlord, Caretaker Services (Mark Warner) may undertake to provide additional follow up tenancy inspections and/or other work/maintenance services that may be required. Additional follow up tenant rental inspections are charged at NZD 165.00 per inspection. Any other call out service/s and/or work/maintenance that may be required, is subject to a fixed quotation. In the event of Caretaker Services (Mark Warner) being requested to action, rectify, repair or undertake maintenance on a tenanted property, Caretaker Services (Mark Warner) will provide the registered tenant with a minimum 7 days notification requesting a suitable date and time for the work/maintenance to take place. Any emergency, or other unforeseen urgent need for repairs will require a minimum 24-hours prior notification being provided to the tenant.
    
End of Tenancy Inspections: Caretaker Services (Mark Warner) will arrange a date and time of inspection with the property owner/landlord once the tenant has vacated the property. Required time: 120 minutes, 150 point checklist report.
